Two major developments for Strathalbyn were given the go-ahead by the Fleurieu Regional Assessment Panel on Tuesday.
An On The Run (OTR) service station will be built in the south-west corner of the roundabout intersection of Adelaide Road, East Terrace, North Terrace and Braemar Drive.
A separate development will see a 24-hour gym, medical centre and pharmacy built on a nearby site at Lot 508 Braemar Drive.
The service station will include three fast-food outlets (including one with a drive-through), a six-bay car wash, 8 fuel pumps, dog wash facilities and 44 car parks.
It will operate 24 hours a day and is expected to employ a mix of 25 to 35 full and part-time employees.
The FRAP received 52 representations from residents opposed to the new service station and 14 in support.
Concerns include the visual impact of the development at one of the main entrances to the town, with residents raising the point that the signage proposed will not be consistent with the heritage character of Strathalbyn.
Other issues raised were the increased traffic in the area, potential for noise, and the risk of pollution to the nearby Angus River.
The 24-hour gym, pharmacy and medical centre development is a single-storey building at Lot 5 Hampden Way with 82 onsite car parks for customers.
The Panel received 68 representations regarding the Hampden Way development during the consultation period. Sixty-one were in favour of the plans.
