Alexandrina Council has applied the brakes to a state government proposal for up to 2,500 new houses in Goolwa North.
On 8 May Planning Minister Nick Champion announced a ‘land release’ of a 241-hectare privately held site, north of the Goolwa township and east of Alexandrina Road.
Construction of homes would not start until 2025, following the completion of the re-zoning and master planning process.
But the announcement was premature, according to Alexandrina Council, as the proposed zoning amendments that would allow the land release have not yet gone to the compulsory community consultation phase.
Alexandrina CEO Nigel Morris says it is understandable for people to want to move to the region, but it is important that growth happens responsibly and sustainably.
“Council is aware that two ‘Developer Initiated Code Amendments’ had been submitted within the Goolwa North area,” he says.
“Council has not yet had an opportunity to review and comment on the proposed Code Amendments prior to this announcement being made.
“A Code Amendment of this scale requires extensive research and investigations, particularly in relation to infrastructure such as roads, water, wastewater, and economic impacts.
“Council recognises the importance of growth but is committed to ensuring that it is well managed and meets the needs of a growing and changing population.
“Any proposed Code Amendments to Goolwa North will be assessed with the appropriate level of scrutiny to ensure they are in the best interest of the community.
“We want to clarify that these proposed Code Amendments were not initiated by the Council and that this announcement marks the start of a process of investigation and community consultation.
“Our Strategic Development team is now thoroughly reviewing the proposed amendments.
“Their recommendations will be presented to the Council in due course, ensuring that any decisions made are based on careful research and investigation.”
