Image courtesy of City of Onkaparinga.City of Onkaparinga has called for expressions of interest in the future activation of Pear Tree Paddock in Willunga.
The site was formerly home to the Southern Hills Pony Club, and the council wants visionary organisations, businesses and community groups to submit proposals for lease of the parcel of land.
It is located at 247 Main Road, Willunga and is known informally as ‘Pear Tree Paddock’.
The formal Expression of Interest (EOI) process intends to identify the most suitable and high-value use—whether commercial, community-based, or a hybrid model.
As the land is currently classified as Community Land (Bushland), proponents must demonstrate how their concept aligns with planning policy, land management requirements and the broader township context.
The council is seeking proposals that are visionary, feasible and financially sustainable.
Submissions should outline a clear business plan or concept, articulate tangible benefits to the Willunga community, and address environmental impacts, traffic and parking, infrastructure needs, and any heritage or amenity considerations.
Any preferred proposal will still be required to progress through all statutory planning and regulatory pathways.
